1. What is your specific pricing strategy for selling a home, and what information is used to support the recommended list price?

A strategy to position your home effectively will make certain that qualified buyers and appraisers can justify the listing price with relative ease. The value perceived by buyers and appraisers, and the listing price, need not be exact, but they should be close.

The process usually begins by reviewing desired outcomes, including your motivation, timelines, and financial targets. A detailed Comparative Market Analysis (CMA) then compares your home to what is available today—not only to what sold months ago. This will include, but is not limited to, past sales, current active listings, pending contracts, and canceled listings in your immediate area and size range.

Factors that make your home distinctive are also evaluated: location, condition, renovations, square footage, lot size, other features, and the age of the roof and other major systems. HOA or condo fees, insurance costs, and current buyer financing factors are also considered.

Strengths, weaknesses, and opportunities are compared. If the age of the roof or major systems poses a challenge, these factors can often be addressed in negotiations rather than incurring large repair costs. If low-cost renovations, such as fresh paint in some rooms, can enhance the home's value, they will be considered as well. A variety of methods will be used.

Based on the analysis, a recommended strategic range will be established, along with a launch price point aligned with your goals for timing, exposure, and net proceeds. A well-priced home should attract attention early.

You’ll also discover that certain advertising outlets and systems consistently produce strong results. While not all realtors use the same tools, top producers tend to rely on many of the same core resources. The goal is to market your property through a multi-tiered campaign that effectively reaches qualified buyers.

First, we’ll establish the home's value using a data-driven pricing strategy, as discussed in the previous Q&A, and create a compelling presentation that might include professional photography, video, drone imagery where appropriate, floor plans, and sometimes a dedicated property website or landing page. Advances in AI are helping us be more creative and efficient in producing these materials.

Next, we'll distribute the listing across the two local MLS portals and other major real estate websites, including Zillow, Realtor, Homes, Trulia, and Redfin, just to name a few. Our brokerage also invests in popular local print media outlets. As associated agents, we can leverage these high-profile spreads and back covers to promote local properties.
